Walkthrough

Gross rent₹3,00,000
After vacancy₹2,85,000
Net cash flow₹2,25,000

What this means

Gross yield is rent ÷ property price. Net yield strips out maintenance, taxes, vacancy — closer to what hits your account. Indian metros usually deliver 2–3.5% net yield on residential — most of the return comes from appreciation, not rent.

Educational illustration only. Indian residential yield is structurally low (~2–3%) — the real return on a property usually comes from capital appreciation, not rent.

Property & rent

Gross yield tells half the story — net yield tells the whole story.

All-in cost: registration + stamp duty + brokerage + furnishing.

Assume 5–8% — even good tenants leave eventually.
